Unsurprisingly the most expensive districts for property in Moscow are in the center while the cheapest lie beyond the outer ring road, but what is the average price per square meter in these districts, and how do apartments in central Moscow compare to properties in Paris, Berlin, Helsinki and Barcelona, price-wise?

In 2016, property prices in Moscow stopped growing for the first time since 2000. Demand dropped because of the financial crisis, while supply – thanks to a large amount of new construction – rose. RBTH has compiled a map of the most expensive and most affordable districts of Moscow as of November 2016, on the basis of data provided by the Inkom Real Estate agency. We also asked Tranio.com property broker expert Yulia Kozhevnikovа to compare property costs in capital cities in different countries.

The most expensive:

1. Arbat

Asking price: $8,600 per sq. m.

Location: best-known part of central Moscow, around the pedestrianized Arbat Street.

Expert opinion: Arbat and Khamovniki can be compared with districts 14 and 18 in Paris — these are not upscale locations like districts 6 or 7 where the average prices are surpassing $12,000 per square meter.

2. Khamovniki

Asking price: $7,900 per sq. m.

Location: near Arbat and within the boundaries formed by the Moskva River embankments.

Expert opinion: Arbat and Khamovniki can be compared with Paris’s districts 14 and 18 — these are not upscale locations like districts 6 or 7 where the average prices exceed $12,000 per square meter.

3. Yakimanka

Asking price: $7,500 per sq. m.

Location: The highlights of this district are Sofiyskaya Embankment in the north and Gorky Park in the south.

Expert opinion: Yakimanka and Tverskoi can be compared with Berlin’s Grunewald, Tiergarten and Mitte (in the latter apartments are being sold for about $6,700) which are the best locations in the German capital, according to Tranio.

4. Tverskoi District

Price: $6,400 per sq. m.

Location: The Boulevard Ring runs through this district; in the south lie the Moskva River Embankment and the Alexander Garden.

Expert opinion: Yakimanka and Tverskoi can be compared with Grunewald, Tiergarten and Mitte (in the latter apartments are being sold for about $6,700) which are the best locations in Berlin, according to Tranio.

5. Zamoskvorechye

Price: $6,000 per sq. m.

Location: The north-eastern boundary of this district runs along the Yauza Embankment while the eastern edge borders Old Malaya Ordynka Street. This part of the city has many historical buildings.

Expert opinion: Zamoskvorechye corresponds to Pohjois-Meilahti, the least expensive district of Helsinki. The most expensive area in the Finnish capital is Kaivopuisto ($7,500, which is comparative to Khamovniki), according to Tranio.

6. Presnensky District

Price: $5,700 per sq. m.

Location: To the west lies the Moscow City business district, while the southern boundaries of the Presensky District are close to Arbat.

Expert opinion: An apartment in the Presnensky District will set you back a little more than one in Prague 1, the most expensive and tourist-oriented district in the Czech capital, according to Tranio.

7. Dorogomilovo

Price: $5,000 per sq. m.

Location: The boundaries of this district run along the curve of the Moskva River and its embankments; to the west lies Victory Park.

Expert opinion: Dorogomilovo can be compared with Barcelona's Sarrià-Sant Gervasi.

Most affordable:

1. Novo-Peredelkino

Asking price: $2,100 per 1 sq.m.

Location: Western Administrative District, about 9 miles outside the MKAD (Moscow Automobile Ring Road), 20 miles from city center.

2. Vostochny

Asking price: $2,100 per sq. m.

Location: Eastern Administrative District, 1-2 miles outside the MKAD, about 9 miles from city center.

3. Biryulovo Vostochnoye

Asking price: $2,000 per sq. m.

Location: Southern Administrative District, within the MKAD, about 14 miles from city center.

4. Nekrasovka

Asking price: $1,900 per sq. m.

Location: South-eastern Administrative District, about 3 miles outside the MKAD, about 20 miles from city center.

5. Biryulovo Zapadnoye

Asking price: $1,900 per sq. m.

Location: Southern Administrative District, inside the MKAD, about 16 miles from city center.

6. Kryukovo

Asking price: $1,600 per sq. m.

Location: Zelenogradsky Administrative District, 17 miles outside the MKAD, about 30 miles from city center.

7. Vnukovo

Asking price: $1,600 per sq. m.

Location: Western Administrative District, about 6 miles outside the MKAD, about 20 miles from city center.
